Listing remarks
This is a sneaky-great hunting property loaded with habitat in a fantastic location for quality bucks and high volume deer herds. DO NOT trust the aerial map, the cover on this farm needs to be seen in person to understand and appreciate! This Pecan Creek drainage area of Neosho County produces multiple giant deer every year, and this property will be no exception. A huge key to the layout on this piece is the good access for multiple wind directions, I believe it would be pretty easy to slip into multiple stand locations undetected to get your target buck killed. One side of the property is full of cedars and native grass for bedding cover, providing excellent habitat to make deer feel comfortable. Bedding habitat would be my number one priority in buying a property for deer hunting, and this piece flat out has it.I've been around this property a lot over the last few years and the cedars continue to multiply and get larger, with awesome, tall native grass in between. It will continue to get better and better even though it's already loaded with deer. Priority number two would be a rut travel corridor, which this piece also has. Lying in the middle and cutting the property corner to corner is a beautiful timber-lined, wet weather creek which provides a killer pinch point with a variety of stand locations. A really nice pond is also tucked in trees which always adds value for wildlife, fishing and aesthetic appeal. The other half of the property is tillable, providing income and a food source for wildlife. There is also some income from a producing gas well. Two Redneck blinds and two 2,000 pound Texas Supply feeders will convey with the property, providing a completely turnkey hunting experience from Day 1 of ownership. This piece is a gem that inexperienced hunters won't recognize. Take advantage of a diverse piece that's priced lower than a full timber tract, is easy to hunt, and even has income!
