Listing remarks
Check Out the New Late Summer Food Plot & Deer Cam Pics! 60+/- Acs of Joint Vetch, Iron Clay Peas, & Soybeans! in This 313 Acre tract consists of mostly cutover timber and is surrounded by approximately 13,000+/- Acres of contiguous timberland for plenty of backup. It is in Southern Avoyelles Parish between Dupont and Odenburg and is a little over 3 miles due west of the Atchafalaya River. The Dupont area recently experienced some extreme flooding from a tropical storm but the camp on this property did not flood and it appears that the property is fairly high ground for the area as it did not hold much water on it. The property is accessible via predial servitude from Beaureguard Rd or from the Diversion Canal levee. Approximately 60+/- Acres of the property is plantable in the form of food plots, roads and right of ways and the seller has been planting joint vetch and clover over the last few years. Being one of the thickest properties in several thousand acres should allow you to see plenty of deer. Several box stands are already in place and ready to hunt along roads and food plots and there is plenty of room for more stands. There are a couple of spots where a shallow water area could possibly be constructed for some duck hunting opportunity and there is plenty of room for a fishing pond also. The camp is not fancy but it will keep you out of the weather and provide a gathering place for friends and family. Electricity to power the well and hoists in the deer cleaning shed is provided by generator. Having water is a major plus when you are at the camp for a few days. The seller and his family have killed some nice deer on this property, and it will make some new owner an ideal hunting property. Asking price is $5000 per acre. Licensed by the LREC & MREC.
