Listing remarks

Pea River Whitetail Preserve - exceptional hunting and timber property in Alabama's historic Black Belt, just 14 miles from Union Springs. This diverse tract blends expansive hardwood bottoms, towering uplands pines, and well-managed food plots to deliver premier free-range and high-fence hunting opportunities. 500+/- acres are under high fence and the remaining 520+/- acres provides free range recreation opportunities. The property features a well-maintained interior road system-over 7 miles-winding through hardwood bottoms, across multiple new steel bridges, and past large food plots. Timber stands include approximately 50± acres of 20-year planted pines, 40± acres of 10-year planted pines, and another 50± acres of pines aged 30-40 years, with the balance in mature hardwoods and natural regeneration soft wood. This property features the Pea River, Little Indian Creek, and Swift Creek that flow through the property. With the diversity this property has to offer, it has created a thriving habitat for the game to flourish. There is an abundance of deer, turkey, ducks, hogs, and much more across this property. The high fence portion of the property has been well managed and had very little hunting pressure over the last several years. On the property and within the 5 miles of exterior high fence, you will find newly established breeding pens, including five separate pens, each with 24ft x 24ft covered feeding areas and water tanks. The pens currently hold 12 breed does with recent fawns on the ground (22 fawns: 10 bucks, 12 does as of August 28, 2026). Per the owner the genetics that have been brought in to add to this herd will offer the buck fawns to be 160""-200"" by their second set of antlers. The cost to rebuild this today and stock the quality genetics in it today would cost an estimated $300,000. More than 25± acres of established food plots are equipped with feeders and spacious Ranch King shooting houses. Hunting infrastructure conveys with the sale and includes eight Ranch King shooting houses, three wooden shooting houses, four raised automatic game feeders with protective covers, and several ladder stands scattered throughout property. The lodge offers luxury and comfort for owners and guests with roughly 4,000± sq ft of space: 4 bedrooms, 5 full baths, a loft with additional beds or potential game area, two separate living areas, and two dining spaces-ample room for 15+ people. An attached garage provides additional storage and ATV space. Next to the lodge, a five-bay 50ft X 120ft red iron equipment barn handles the space farm equipment needed in maintaining the property. The value of the facilities alone on this property could be $750,000. Around the lodge and barn area, there are two separate spots that are equipped with 30 and 50 AMP camper or RV hookups for overflow guests. This property will be shown by appointment only.
